West Bucktown is the area just west of Bucktown and Wicker Park, running from North Avenue up to Armitage Avenue, between Western Avenue and California Avenue. It isn't an official city neighborhood: the part north of The 606 falls within Logan Square, and the part south of it within West Town. The 606 trail runs right through the middle, and the housing is a mix of vintage two-flats, single-family homes and condo buildings, many with more space for the money than comparable homes a few blocks east.
Our team works in West Bucktown and the surrounding neighborhoods every week. This page pulls together current market numbers, how West Bucktown compares with its neighbors, and live listings.

What the numbers show: West Bucktown condos sold for about 15% to 17% less per square foot than in Bucktown or Wicker Park, and a two-bedroom condo for roughly $75,000 to $95,000 less. Single-family homes sold for about $200,000 to $270,000 less. The overall median looks close to Wicker Park's only because single-family homes and two-flats make up a bigger share of West Bucktown's sales. Home for home, it's the less expensive option.
Condos are a little over half of sales, many of them duplex units in two- and three-flat conversions and newer small buildings. Single-family homes have a median price of about $1.3 million. Two-flats and three-flats make up about one in seven sales and are popular with owner-occupants who want rental income. Townhouses cluster on a few blocks north of The 606, around Rockwell, Homer and Cortland.
The Blue Line's Western station sits at West Bucktown's northeast corner, and the California station is a few blocks north of Armitage. Both run to the Loop and O'Hare. The 606 runs east to west through the middle of the neighborhood, and buses run along North Avenue, Armitage, Western and California.
