What the numbers show: the blocks from Montrose to Foster, around the Lincoln Avenue shops and the Brown Line, make up two-thirds of sales. Bowmanville, a small residential pocket north of Foster, has the highest share of single-family homes and the highest prices. Budlong Woods, north of Foster and west of Western, is the most affordable part of the area, with a median condo price about half that of the blocks to the south.
Lincoln Avenue is the neighborhood's main street, with independent shops, restaurants and bars clustered around Giddings Plaza and the Abraham Lincoln statue near Lawrence. Landmarks include the Old Town School of Folk Music and the DANK Haus German American Cultural Center, a reminder of the area's history as a center of German immigration, and longtime businesses like Gene's Sausage Shop. The Lincoln Square Farmers Market and summer street festivals bring crowds to the plaza.
Parks: Welles Park, at Lincoln and Montrose, is the neighborhood's central park. Winnemac Park, at Damen and Foster, covers more than 40 acres, and River Park runs along the Chicago River on the west side.
Condos range from vintage courtyard buildings and two-flat conversions to newer buildings near the Brown Line. Two-flats and three-flats are common and popular with owner-occupants who want rental income. Single-family homes, from brick bungalows to large newer houses, are priciest on the blocks east of Western and in Bowmanville, where the median single-family home sold for more than $1.5 million.
The CTA Brown Line runs through the neighborhood, with stations at Damen, Western and Rockwell and Montrose at the southeast corner, about 30 minutes from the Loop. Metra's Union Pacific North line stops at Ravenswood on the east edge, a faster ride downtown. Buses run along Lincoln, Western, Lawrence, Damen and Foster.
