River North puts you at the center of downtown Chicago: high-rise condos with skyline views, converted loft buildings, the city's gallery district, and some of its best restaurants, all within walking distance of the Riverwalk and the Magnificent Mile. Camille Canales Group has closed 22 buyer and seller transactions across River North and the surrounding Near North Side (60654, 60610 and 60611), helping clients buy their first downtown condo, relocate to Chicago from out of state, and sell when it's time to move on.
Below you'll find our recent sales, what we're seeing in the downtown condo market, what clients say about working with us, and answers to the questions we hear most often.
Most River North homes are condos, and the range is wide: studios and one-bedrooms in large amenity buildings, timber and brick lofts in converted warehouses west of Wells Street, and full-floor luxury residences in newer towers along the river. Nearby, the Gold Coast and Streeterville add vintage co-ops, lakefront high-rises and a handful of historic single-family homes.
In our own deals across these three zip codes, condos have sold from about $140,000 for smaller units in older buildings to more than $1 million for larger homes near the lake, with most River North purchases landing between about $320,000 and $540,000. A Gold Coast home we helped clients buy closed above $2 million.
Downtown condo prices depend as much on the building as on the unit. Monthly assessments, what they cover, the reserve fund, rental rules and any upcoming projects can change the true cost of ownership by hundreds of dollars a month. We review those details with every client and pull the most relevant comparable sales, often from the same building, before setting a price or writing an offer.
"We were moving back to Chicago from out of state and needed someone with a strong sense of the neighborhoods and market to help us find our perfect home. Camille was exactly who we needed! Her dedication, white-glove service, and engaging personality made the entire process feel smooth and personalized."
"Camille's strategy for presenting an ideal offer wasn't just about priceāit was crafted thoughtfully to set us apart. Every step of the way, she stayed one step ahead, making us feel supported and reassured."

Camille Canales founded the team and personally guides the strategy on every River North deal. For buyers, that means comparing buildings, not just units, and structuring offers that stand out on more than price. For sellers, it means positioning your condo against other listings in the same building and neighborhood. Behind her is a full team of Compass agents, transaction coordinators and marketing staff, so clients get Camille's market knowledge with the support of a group that has closed more than 600 sales across Chicago.
River North is known for its concentration of art galleries, especially around Superior and Huron streets, along with a dense mix of restaurants, rooftop bars and nightlife. The Chicago Riverwalk runs along the southern edge, the Merchandise Mart anchors the river's north bank, and the shopping of Michigan Avenue is a few blocks east. Old Town, the Gold Coast and Streeterville are all within a short walk.
For commuters, River North is hard to beat. The Brown and Purple Lines stop at Chicago and Merchandise Mart, the Red Line stops at Grand and Chicago, and the Loop is a walk across the river. Many residents live here without a car. If you're also considering neighborhoods with more space farther from downtown, like Lincoln Park or Wicker Park, start with our Chicago neighborhoods guide.
Prices vary widely by building, size and view. In our deals, most River North condos have sold between about $320,000 and $540,000, with smaller units in older buildings selling for less and larger homes in luxury towers selling for well over $1 million.
Assessments in amenity-rich downtown buildings can be significant, so look at what they cover (heat, internet, doorman, parking), the size of the reserve fund, any recent or planned special assessments, and rental restrictions if you might lease the unit later. We go through these documents with every buyer before they commit.
Yes. Relocation buyers are a big part of our downtown business. We use video tours, building research and digital signing so you can buy with confidence before you arrive, and our moving to Chicago resources can help you compare neighborhoods.
