What $500K, $750K and $1 Million Buys in Wicker Park Right Now

Neighborhood Price Guide Series · Part 4 of 5

Wicker Park is almost entirely a condo market at these budgets, so the real question isn't condo versus house. It's how much space, light and extras your money buys.

We pulled three real Wicker Park sales that closed this summer, one near each price point, to show the range.

Quick Answer

In summer 2026, about $500,000 bought a two-bedroom, two-bath Wicker Park condo with a private deck. About $750,000 bought a 2,000-square-foot, three-bedroom duplex with garage parking on Pierce Avenue. About $1 million bought a smaller but higher-end top-floor penthouse. Moving up in budget bought finishes and position more than size.

What Does $500K Buy in Wicker Park?

2139 W Crystal Street, Unit 2 sold for $515,000, or about $429 per square foot. The 1,200-square-foot unit has two bedrooms, two baths, 10-foot ceilings, a fireplace with built-ins, an updated kitchen and a private deck, on a quiet tree-lined street.

What this tells you: $500K buys a solid two-bedroom, two-bath condo in Wicker Park, often with outdoor space. Expect a 1990s or 2000s building rather than a vintage one.

What Does $750K Buy in Wicker Park?

1734 W Pierce Avenue, Unit 1 sold for $726,000, or $363 per square foot. The 2,000-square-foot duplex-down has three bedrooms, 2.5 baths, two fireplaces, in-unit laundry, a private patio, a shared roof deck and a garage parking space, in a two-unit building with low HOA dues.

What this tells you: at $750K, you get three bedrooms, real square footage and parking. A two-unit building also means fewer neighbors and lower assessments than a larger complex. Pierce is one of the best streets in Wicker Park.

What Does $1 Million Buy in Wicker Park?

1534 N Wood Street, Unit 3 sold for $950,000, or about $559 per square foot. The 1,700-square-foot duplex-up penthouse has three bedrooms, 2.5 baths, floor-to-ceiling windows and garage parking, in a boutique all-brick building from 2008 near the Bucktown border.

What this tells you: near $1 million, you're paying for finishes, light and a top-floor position, not necessarily more space. This penthouse is smaller than the $750K duplex but sold for about 50% more per square foot.
